What is the Agent Assist Flat Fee Listing Program?
The Agent Assist Flat Fee Listing Program is a full representation service where we will represent the seller for the process of selling a real estate property. Just like working with a full service real estate agency - minus the high listing side commission. Our real estate division, Pacific NW Houses RE, will represent you the seller. We will cover the service of getting your property onto the multiple listing service, Northwest Multiple Listing Service who will are a member of. We will have a photographer come out to your property and take professional photos. You will have an online virtual tour; complete with 360% property views. You receive a white sign post, sign, and flyers. We will advertise the property for sale on multiple internet web sites, including Craigslist. We will represent you with both buyers and buyer’s agents.
Can I sell as a For Sale By Owner?
Our Agent Assist Flat Fee Listing Program is flexible enough that, Yes you can sell to a buyer who isn't working with an agent. We would still represent you in the sale and the service includes writing up the Purchase & Sale Agreements for your buyer and yourself (We would write up to two Purchase & Sale Agreements - Any additional Purchase and Sale Agreements would require a fee of $495). If you sell for sale by owner, you would still owe the $1800 balance and we would still represent you in the sale. This provides protection for you by making sure that all contacts and addendums are completed correctly. We would not represent the buyer and would advise the buyer that if they were not comfortable with the written Purchase & Sale Agreement, to contact an attorney.
When you sign up, you will be given the opportunity to choose whether you want your number, or our number, displayed on the sign that comes with the sign post.
I don’t want to work with buyers; does your service cover me?
Yes we will work with the buyers, we have special buyer's agents that will cover showing your property and will handle the buyer's offer. You would owe the buyer's agent a commission that you pre-determine.
We try not to be put in a position of becoming a dual agent and working for both the seller and the buyer. We feel this puts the seller and buyer at a disadvantage. Our main duty is to represent you, the seller.
Can I cancel my listing if this isn't working out for me?
Yes, you are free to cancel your property listing at anytime. There is a one page form that will need to be signed. Allow up to 2 days for cancellation and removal of your property listing.
What is your Refund Policy?
We will refund your pre-paid $695, minus a $75 processing fee, if your property as not been listed in the NWMLS yet and if the virtual tour as not already has been set up. Once your property as been posted to the NWMLS, the pre-paid fee of $695 is non-refundable. Once a virtual picture tour has been set up and the photographer has already taken pictures, but you have not been posted to the NWMLS yet, then we will refund $495 only. The $200 includes the virtual tour fee and the processing fee.
If I don't like how my property description is advertised in the NWMLS, can I change it?
Yes, we like input. Since you live in your house and you know it better than we do, your input is always welcome. If you have any ideals as to how you would like to describe the property just let us know. We will write up the correction and get your approval.
Do you provide a current Market Value Report?
Yes, our service includes research housing values in your area, before we even list the property. That way you know what other homes are currently on the market, what they have sold for in the last 6 months and what properties have received offers.
Do you come out to my property to take a look at it?
We do not physically come out to the property to take a look at it. This is an online service and we base our marketing remarks on the virtual tour photos. We maintain contact with our property sellers through phone consultations, emails and faxes. This is how we keep our costs affordable. Since most buyers search the internet for properties for sale, we find this is a really useful service for today's property sellers.
Do I get a real estate electronic key box?
Yes, an electronic key box comes with the service. Our key boxes have a special cable on the box so you can remove the box, at anytime, and put back on your door at anytime. This is a great feature; it allows you to control your showings. When your property sells, then we send a pre-paid label and box for returning the key box. This is another way that we keep costs affordable and allow our sellers flexible for their property showings.
